Founding member of OnLoan.com, a Florida-based, next-generation online residential mortgage lending firm that permitted borrowers to qualify for and secure new or refinance mortgage loans in real-time on the Internet. Responsible for all operational, fundraising and technological aspects of the Company, including daily affairs, production, strategic planning and investor relations. The company was a member of the Mortgage Banking Association of America, was both an approved Fannie Mae and Freddie Mac seller/servicer and negotiated a $100M credit facility for origination of 1-4 family residential loans. At its peak, the Company employed over 70 employees.

NOVAPET, INC., Ft. Lauderdale, FL Special Projects Coordinator
Worked closely with upper-management to automate and improve efficiencies of this publicly held company. Implemented a computerized inventory management system and developed manual processes to insure the integrity of inventory control. Integrated purchasing, receiving, manufacturing, accounts payable/receivable and sales to improve accuracy of customer orders, internal accounting and financial statements. MERRY-GO-ROUND ENTERPRISES, Joppa, MD Development Division
Leader of the company's development team responsible for the design, architectural review, sub-contracting and construction oversight/supervision for retail stores in regional shopping centers. Prior to construction commencement, duties included managing the competitive bidding process and the qualifying of general and sub-contractors. On site duties included the daily oversight of construction progress as well as the maintenance of cost and quality within strict budgetary limits. Delivered forty-five, 6,000 SF projects in fiscal 1992.

CIRCLE REAL ESTATE COMPANIES (PAID INTERNSHIP), Washington, D.C.
Real Estate Development Project Manager responsible for overseeing the design and development stages for numerous residential and commercial projects. Primary responsibilities included site selection, PUD planning, architectural review, planning and zoning coordination and negotiation, pre-construction permitting, site demolition and preparation, base building construction and tenant build out. Primary project was a 588,000 SF mixed use office/retail project in Washington, D.C.

Regional Shopping Center DevelopmentWorked coordinating tenant construction and managing sub-contractors for this regional shopping center developer. Employment focused on lease analysis and the development of spreadsheets to back charge tenants for construction costs. Coordinated architectural review for tenant specification conformity and coordinated elements of base building construction. Worked on 3 super-regional shopping centers: Sawgrass Mills, Franklin Mills and Kenwood Towne Center.
